This idea is good if inflation is under check. For example a flat in Chennai that cost about 4 lakhs in 2005 is 25-30lakhs in 2024. Had we taken a loan and purchased the flat then with out deferring we stand to gain .

I had an ability to buy a car with cash Sir! in 2018. But I went for a 7 year loan instead 5 years. Diff of EMI between 5 and 7 years 5887 INR I invested in Equity mutual fund. At the end of 5 year of loan I earned over and above of 7 years of loan int in my MF. Which means I got a money from Bank for buying a car rather than me paying int to bank.I just leveraged my borrowing power.

Hi Vijay Mohan Sir, my humble opinion based on experience here.Considering the indiscipline way of people driving here in India My Volkswagen saved my family when it smashed at a 90kms speed. The mistake was Hyundai’s CRETA (barged into speed lane)so called SUV’s face was defaced by my car though mine was Sedan. My humble opinion for this territory is safety considering the Jokers who have no sense of driving safety here: my Ford once hit my co-brother’s car behind bumper of Toyota fell down and there was no sign my ford has hit the other in ford.

There is a lot of difference between stock split and bonus share, in a stock split the face value will change, change of face value affects the dividend given by companies, apart from that there is a taxation angle to it. It's not factually right to say it doesn't affect the stock holder.
